Las Cruces at 84.8% is the 43rd percentile — mid-pack, marginally below the median.
Not a distressed market, and not a tight one.
Three Discount facilities do not reconcile against their own stated occupancy and sit inside
this denominator; excluding them gives 84.6% on 7,379 units — the figure is not sensitive to them.
Disputed: Metro Verde's own system reports 538 units; an earlier
square-footage estimate put it at 176. Both appear in the record. Its available count (9) is
identical either way, so the occupancy percentage is the uncertain part, not the vacancy.
03What climate control is worth: +29%
Sonoma Storage lists three prices for every large size. They are not three
prices for the same unit — they are three different products at identical floor area, and the
gap between them prices the upgrade.

Sonoma prices temperature control ~29–32% above drive-up at equal floor
area, and indoor climate ~36–39%. Against 1,113 StoragePUG facilities nationally — where the median
matched-size climate premium is 26% and the middle half spans 12–44% — Sonoma's premium is
ordinary. But it is highly operator-specific: roughly one operator in ten prices climate at or
below ambient. Treat 29–32% as Sonoma's number, not the market's.
The cheapest tier holds the most units, so drive-up ambient is the volume business and climate
is the margin.
Sonoma is 495 of 496 units rented. Its one vacancy is a single drive-up 10×10.

Two waves. Five facilities launched "1st Month Free" between
22 Sep and 17 Oct 2025. Two more followed in Feb 2026. One independent — Discount — runs
promotions continuously and never stops. One cycle per facility is a shape, not a season.

Correction to the previous edition. This section previously read
“not one price” on a corpus of 407 posts across six pages. Widening the sweep to
19 pages falsified it. Premier RV & Boat Storage posts a standing rate —
$70/month for a covered RV or boat space, in nine separate posts from Feb 2024 to
Apr 2025, with seasonal offers layered on it (Winter Special, Black Friday, Veterans Day,
and a repeated “next month free”). Aggie Storage posted a $100 NMSU
student special in May 2014.
The narrower claim survives, and is the useful one. Among conventional
self-storage operators in Las Cruces, posted rates remain absent: the only two dollar figures
are an RV/boat operator and one 2014 student promo. Dated promotions, however, are
common — U-Store-It ran First Month Free through 2013, North Telshor ran a summer
move-in special in 2014, and Premier RV runs them continuously. The evergreen discounts still
hold: a standing 10% military and first-responder card, and a 10% NMSU student card.
Seasonality is still not measurable here. The distribution is dominated by a few
heavy recent posters, and 17% of dates are inferred from relative timestamps rather than stated.
Provenance. Bars are counted directly from fb-corpus-all.csv, one
post per row, year taken from the post’s own date line; undated posts carry a relative
timestamp under one year and are counted as 2026. The previous edition’s bars could not be
reproduced from the corpus file — they summed to 697 against a stated 407, with 2018 and
2019 roughly tripled — so they have been rebuilt rather than extended.
US Storage Centers is excluded from this chart. It is a national brand posting
national content; its feed would swamp the local signal. Its coverage is reported separately.
06Most operators do not run a discount card at all
The pricing advice on the table — match the competition's web-vs-standard teaser —
rests on what BEST does locally. Nationally that is an outlier position, not the norm.

Among operators who do split, the median gap is 1.13× — web price 13% under
standard. BEST's Las Cruces book runs 1.87×, the 91st percentile nationally. And the
national panel shows 91 facilities abandoned a two-tier card against 205 that adopted one.
So the teaser structure Barker is being told to match is one aggressive operator's policy,
sitting in the top decile of national practice — not what most independents do.
